Download My KitThank you for considering a gift of real estate to Audubon! There are two types of real estate that donors most often want to leave:
We receive many offers, but are not able to manage and sustain all of the real estate that is offered to us. We are usually able to only consider those that are adjacent to an existing Audubon Sanctuary, Center, or other high-priority projects. Contact us if you think this is the case.
Giving through your will or living trust: You should instruct your executor/trustee to sell the property and donate the proceeds to Audubon. This enables Audubon to continue its focus on identified priority habitats for birds, and still provides your estate with a tax deduction for the value of the land as sold. This includes not only rural lands, but also residential and commercial properties.
Language for your will or living trust:
I instruct my executor to sell the property owned by me and located at [address/description of property, lot number, etc.]. The net proceeds from this sale should be donated to the National Audubon Society, Inc., a not-for-profit organization, with its principal offices located at 225 Varick Street, 7th Floor, New York, NY 10014. Tax ID # 13-1624102.
You may also wish to specify how these proceeds should be used by Audubon:
These proceeds should be used for [ex: programs in the Pacific Flyway; bird conservation in Nebraska; etc.].
Audubon does not recommend real estate gifts via direct deed transfer, which are not allowed in all states. Contact us if you have additional questions regarding direct deed transfers.
Giving during your lifetime: Audubon partners with Charitable Solutions, LLC to assist with these gift transactions. Property value of $500,000 minimum is required. Please contact us if you would like to pursue this option.
Generating income payments for yourself as well as Audubon: Establishing a Charitable Remainder Trust or Charitable Gift Annuity will enable you to receive income with the remainder coming to Audubon later. Audubon partners with Charitable Solutions, LLC to assist with these gifts. Property value of $500,000 minimum is required.
Janet purchased a rental property years ago and has watched it grow steadily in value. Still active in her career and traveling frequently, she is beginning to find management of the property more and more of a hassle. Janet sees this as an opportunity to give her rental property to a charity that is important to her while realizing valuable tax benefits.
Janet avoids capital gains tax on the appreciation and qualifies for a federal income tax charitable deduction for the property’s fair market value. Janet loves knowing that the gift of her property will make a big difference supporting our mission.
